Spring Gardens is a large campus style development of two office buildings configured as separate terraces with basement car parking, a restaurant and gym.

CLS has owned this strategic site in Zone 1 since the Group first developed it as offices in the in the early 1990s. The site provides a unique opportunity to build upon the regeneration of this part of Vauxhall by bringing forward a residential-led scheme when the existing tenant leave in 2026. Working closely with renowned architectural firm Allies and Morrison and the London Borough of Lambeth, the redevelopment will be at the forefront of sustainable design and will seek to ensure that it blends in well with its vibrant surroundings and takes full advantage of Vauxhall’s excellent transport links. The new scheme has been named Citadel Place.

Situated on the south side of the River Thames, the building is in close proximity to the Albert Embankment and Vauxhall mainline and underground stations.
